The for-sale sign is up

On September 5, 2026 — four days after the Commissioners Court approved the amendment dropping the minimum price — a sign went up at the end of Chitina Court, in front of the park: “7.38 ac LOT FOR SALE,” with the name and phone numbers of McAllister & Associates, the broker the County retained in June 2025. Two details worth noting:
- The sign says 7.38 acres — the acreage in the 1990 deed and on the recorded plats. The April letter to residents described the property as 7.6 acres.
- The April letter, the County’s engineering exhibits, and the surveyor’s work order all described three lots. The sign offers the whole tract as one 7.38-acre lot. The Development Agreement itself requires only “one or more” single-family lots, “with septic (if necessary) and water well service” — and the County’s own exhibit puts four of the tract’s 7.4 acres in the 100-year floodplain. The reason for the change from three lots to one is not stated in the public record.
